You already have the land. We still start with a walk.

Owning the dirt does not mean we skip design. Soils, setbacks, trees, and light decide the house — then we write a number and draw inside it.

A lot of people come to a custom home builder with a deed and a picture of a house they saw online. The picture was drawn for someone else’s dirt. Yours has a slope, a neighbor, a tree you want to keep, and a county that cares about drainage.

New Oak Homes builds on a client’s own land in Greenville County, Spartanburg County, and Duncan as readily as we build at The Enclave Off Mills. The first move is a site walk — not a floor plan.

What we are looking for

  • Soils and drainage — water always wins if you ignore it.
  • Setbacks, easements, and what the county will actually permit.
  • Trees worth keeping and trees that will take the house apart in ten years.
  • Light: kitchen in the morning, porch in the evening, or the reverse.
  • How you drive in, where guests park, where the garage should face.

Then the number, then the plan

Land purchase is zero. Site work is not. We still budget grading, utilities, driveway, and whatever the homesite demands. After that, the same process as any New Oak home: budget before drawings, in-house architecture, selections against the number, construction nine to fourteen months.
