The budget is written before the drawings

A pretty rendering of a home you cannot afford is not design. It is a sales tool. Here is how a custom home number actually works in Greenville and Spartanburg.

Most custom builders start with a picture. You fall in love. Then the number shows up, and the house has to be cut until it fits. That is how people end up with a rendering on the fridge and a home they do not recognize.

We turn that around. Vision first — how you actually live. Then the budget. Then the drawings, inside that number. That is what Redefining Custom means at New Oak Homes, a custom home builder in Greenville and Spartanburg, South Carolina.

What the number has to hold

A custom home in Greater Greenville and Spartanburg starts in the mid $600s and runs through signature estates. That is not a catalog price. It is a range, because land, heated square footage, finish, and outdoor living all share the same envelope.

The number has to include more than cabinets you like. Land or homesite. Site work — grading, utilities, driveway. Structure. Finishes. Outdoor living. Soft costs. Contingency. If any of that is left out of the first conversation, it shows up later as a surprise, usually at drywall.

If you already have land

Land purchase is zero. Site work is not. Soils, drainage, setbacks, trees, how the home should be positioned — that is still money, and it is still design. We walk the property before we pretend we know what it costs to build there.

The Enclave Off Mills is seventeen homesites on Stafford, Tremont, and Parris in Greenville — four minutes from downtown. Planning there starts in the high $900s. Five inventory homes are under construction. Eleven homesites are for a custom build: you pick the site, we design and build your home.
