How we work
Seven steps. Money in the right order.
Most custom jobs fail in month two because the pretty picture was drawn before the number was honest. We reverse that.
1–2 weeks
Define your vision
This is not a sales meeting. It is a working session on how you live — mornings, guests, work from home, the dog, the future. You show us what you love. We write it down so every later decision has a reason.
You
Lifestyle, must-haves, inspiration, how you actually live.
We
Translate that into a program: rooms, light, indoor-outdoor, and what can wait.
Questions
What people actually ask
- How much does a custom home cost in Greenville, SC?
- It depends on the homesite, the plan, and the finish — not a square-foot slogan. New Oak builds from the mid $600s into well beyond a million. At The Enclave Off Mills, planning starts in the high $900s. We write the real number after site, plan, and selections — the Trade-Off Studio on this site is a planning tool, not a bid.
- Where does New Oak Homes build?
- Greenville and Spartanburg Counties and the Upstate, including Duncan. Our current community is The Enclave Off Mills — seventeen homesites on Stafford, Tremont, and Parris, four minutes from downtown Greenville. We also build on a client’s own land.
- What is The Enclave Off Mills?
- Seventeen homesites in Greenville. Five inventory homes currently under construction: 205 The Vista (cleared, foundation pad Tuesday), 201 The Piedmont (mechanicals now), and 106, 104, and 102 The Parris Oak (siding, insulation, drywall this week). 107 Parris — The Haven — is a sold custom build; trusses Monday, roofing midweek. Eleven custom homesites — you pick yours, we design and build your home. Availability must be confirmed with us.
- Can you build on land I already own?
- Yes. We start with a site walk: soils, setbacks, trees, light, and how the house should sit. Bring a homesite in Greenville, Spartanburg, or Duncan and we will tell you what it actually costs to build there.
- How long does a New Oak custom home take?
- Construction typically runs about nine to fourteen months after the plan, selections, and site are locked. The time before that — vision, budget, architecture — is what keeps the job from failing in month two.
- Who do I actually work with?
- Charles Carpenter, Managing Principal — REALTOR® (SC 132975) and builder. You also have a named project manager, in-house architecture, purchasing, design, and finance. Call (843) 212-0341 or write charles@yournewoakhome.com. You are not handed to a sales desk after the contract.
The first meeting is a working session, not a pitch
Bring a number, a homesite, a sketch, or none of those. We will tell you what we need next.
